
With a 120-year-old facade, beautifully restored, and a modern yet warm and welcoming interior, Rosetti Aparthotel is the best alternative to international 4- and 5-star hotels in Bucharest.
Located just 9 minutes on foot from the National Theatre Bucharest, the hotel offers top services and facilities, creating an atmosphere where most guests feel right at home. The hotel’s construction took approximately 26 months, demolishing the old building to make room for a unique aparthotel in Bucharest.
Today, Rosetti Aparthotel boasts 24 rooms (studio, studio with balcony, studio with terrace, and duplex suite), combining minimalist and industrial design. All rooms are fully equipped, including kitchens, and services include breakfast, private parking, laundry, airport transfers, and free bike access.
The business opened in January 2023, and the concept belongs to Adar Zafrir, manager and owner, who has extensive experience in the hospitality industry, having started working in the field at just 19 years old. Although he has a degree in hotel management, Zafrir believes his years working at Hilton were a better school than university.
Before opening his hotel and starting his own hospitality management company, Bloom Management, Adar Zafrir had already gained experience working with seven different Property Management Systems (PMS), which helped him identify the perfect solution for the needs of Rosetti Aparthotel.
Business Challenges
Initially, Adar Zafrir had planned to use a German program and had already signed the contract. However, after thoroughly testing it, he realized that, despite being an advanced PMS, it was too difficult for employees to use without extensive and costly training.
Additionally, there were regulatory issues related to invoicing with the National Agency for Fiscal Administration (ANAF). A Romanian system was necessary to simplify the process of integrating e-Factura into the hotel's daily operations.
“Once the project was completed, I realized that it was better to have a Romanian hotel management solution that could support both the booking flows and, especially, the financial management, from POS systems to cash payment management. Moreover, everything needed to be synchronized with ANAF and e-Factura,” explained Adar Zafrir, owner of Rosetti Aparthotel and CEO of Bloom Management.
Thus, Rosetti Aparthotel needed a solution that excelled both operationally, to automate bookings, and in terms of fiscal management, to allow easy invoicing and integration with e-Factura.
To find the right solution, Rosetti’s manager asked for recommendations from hospitality industry experts and researched the top 10 PMS systems in Romania and Europe.
The Pynbooking platform was recommended from various sources as the best option. Although more complex systems offered more features, they were too difficult to use, the check-in process was time-consuming, and employees needed a lot of experience and training. The Solution
After contacting the Pynbooking team, Rosetti Aparthotel's team began configuring rooms and services in the Pynbooking PMS. Next, the system was integrated with the Channel Manager, which allowed synchronization with all partner booking platforms, including Expedia.com and Booking.com.
The Generator Hotel Website was used to create a dedicated page for direct bookings, including detailed information such as images, prices, availability, and payment options. By integrating the native Booking Engine, the hotel was able to transform its website into an alternative to global booking platforms.
One of Rosetti Aparthotel’s favorite features is the "Rate Optimizer" in the Channel Manager, which allows price adjustments based on fluctuations in demand and real-time availability.
The hotel frequently uses the "Special Offers/Packages" feature from the Booking Engine to sell services like breakfast and parking exclusively on its website, services that are unavailable on Booking.com or Expedia, creating a competitive advantage to attract and increase direct bookings.
In 2024, Rosetti began using the "Vouchers and Discounts" feature from the Booking Engine to facilitate collaboration with multiple agencies both in Romania and abroad.
“We started using promo codes now, in collaboration with several agencies from France, Spain, Italy, and Romania. They requested separate codes for promotions to differentiate their offers,” said Adar Zafrir, manager and owner of Rosetti Aparthotel.
